Struxiva is a building intelligence startup that develops AI-driven systems to turn fragmented building data into validated, structured, actionable knowledge. It integrates BIM/IFC models, HVAC diagrams, technical drawings, energy audits, renovation reports, IoT and time-series data, and primary- and secondary-side energy consumption into a unified, continuously updated digital understanding of a building.

On that foundation, Struxiva identifies operational defects, energy inefficiencies and hidden performance issues, enabling smarter maintenance, fault detection, retrofit planning, energy optimization and data-driven facility management across whole portfolios. As part of fault detection it issues real-time alarms: it alerts you whenever a facility or system is not performing as it should, when corrective maintenance is required, and, where a maintenance book is available, when a facility's next scheduled service is due. Problems and upcoming service are flagged proactively, instead of being missed.

Struxiva is also forward-looking. The same data and models predict what will fail and when (predictive maintenance, remaining-useful-life, failure forecasting), forecast how a building should run (energy and peak demand), and verify the realized savings of each action. It answers not just "what's wrong and how do I fix it?" but "what will break, how should it run, what should I invest in, and did it work?"

From its validated dataset, Struxiva can auto-generate accurate 3D models from the dimensions in technical drawings, and deliver advanced metrics: SRI, EUI (kWh/m²), PMV/PPD, U-values, air-change rates, thermal-bridge indicators, CO₂ compliance, district-heating cost per m², and custom KPIs. It also offers an AI conversational interface, so anyone can "talk" to a building in natural language and get instant, data-driven answers.

The full stack, covering ingestion, validation, fault detection, localization, rectification and prediction, is what the industry calls a Building Performance Optimization (BPO) or Intelligent Building Operations (IBO) platform.

Every building generates a flood of data and answers almost none of the questions that matter. Struxiva exists to close that gap, with an autonomous AI that understands a building deeply enough to tell you what's wrong, what's coming, how it should run, and whether your decisions worked.

Most building software hands you dashboards and leaves the hard part, making the data trustworthy in the first place, to you. We built Struxiva the other way around. Our AI does the ingestion, validation and cross-checking itself, so everything on top of it holds up, and works the same way from a single building to an entire portfolio. That is the advantage we intend to keep.
